Terms & Conditions

These Terms & Conditions govern your booking and stay at Apache Junction's Best Kept Secret (the "Property"). By making a reservation, you agree to these terms.

Bookings & payment

A reservation is confirmed once the required deposit (50% of the stay total) is paid. The remaining balance is due before check-in and may be paid via the secure payment link we provide. All payments are processed securely through Stripe. Prices are shown in USD and include applicable cleaning fees and lodging taxes as itemized at checkout.

Damage protection

At checkout you choose either a non-refundable damage waiver or a refundable security deposit. The refundable deposit is collected with your balance and returned after checkout provided there is no damage beyond normal wear and tear. The damage waiver is a one-time, non-refundable fee and is subject to the terms of the waiver provider.

Cancellations & refunds

Cancellation terms are provided at the time of booking and in your confirmation. Unless otherwise stated, deposits may be non-refundable within a defined window prior to arrival. Please contact us as early as possible if your plans change.

Check-in, check-out & house rules

Standard check-in and check-out times are provided in your confirmation. Early check-in and late check-out may be available for an additional fee, subject to availability. Guests agree to follow the posted house rules, respect occupancy limits, and treat the Property and neighbors with care.

Guest responsibilities

The guest named on the reservation is responsible for all members of their party and for any damage caused during the stay. Smoking, unauthorized events, and exceeding the stated guest count are prohibited unless agreed in writing.

Liability

Guests use the Property and its amenities at their own risk. To the fullest extent permitted by law, Apache Junction's Best Kept Secret is not liable for personal injury, loss, or damage to personal belongings during the stay.

SMS / text messaging program terms

Apache Junction's Best Kept Secret (MYAZBNB.COM) operates a text-messaging program for guests who provide their mobile number and check the SMS consent box on our booking or contact form. Consent is optional and is never a condition of booking or purchasing anything.

• Program (brand): MYAZBNB.COM. Messages are sent from (239) 453-5857.
• Two separate consents: (1) Reservation/transactional texts — booking confirmations, pre-arrival and check-in details, balance/payment reminders, and a post-stay review request; and (2) an optional promotional consent for special offers and discounts. You may agree to each independently.
• Message frequency varies based on your reservation activity (typically a handful of messages per reservation).
• Msg & data rates may apply. Apache Junction's Best Kept Secret is not responsible for charges from your mobile carrier.
• Opt out: reply STOP at any time to cancel; you will receive one confirmation and no further messages. Reply START to resubscribe.
